An industrial maintenance facility converted to art college, with long-span concrete frame and glass construction, in a mild temperate climate and urban context. A high-sustainability building, based on extensive daylighting, solar hydronic heating, and natural ventilation. |

The air in San Francisco, if allowed to naturally ventilate, is reliably cool and fresh. The open studios are ventilated by natural and mechanical systems. Air filtration through through renovated 1950s idustrial metal sash was supplemented by additional operable windows. An new air exhaust system was added to remove fumes from painting studios (on the mezannine level). The pre-existing shop exhaust system was too noisy to re-use. Toxics present in the original concrete slab for decades of operation as a Greyhound bus maintenance facility are sequestered beneath the new concrete topping slab (which also houses the solar-heated radiant heat distribution system).
Enclosed spaces and the exhibition galleries use energy efficient mechanical heating and ventilation systems.
