Building Summary California College of Arts San Francisco Campus, originally designed by Skidmore Owings and Merrill-SOM and renovated and converted by LMS Architects, at San Francisco, California, 1951, renovated and converted 1997 to 1998.
An industrial maintenance facility converted to art college, with long-span concrete frame and glass construction, in a mild temperate climate and urban context. A high-sustainability building, based on extensive daylighting, solar hydronic heating, and natural ventilation.
Building Envelope Existing 30' high industrial sash windows maintained to preserve dramatic views of downtown San Francisco and the Potrero Hill area.
Primary Structure Long-span concrete roof structure with steel bracing as a seismic upgrade, concrete floor slab.
Windows Original industrial steel sash restored and retained.
Window details
Cladding The primary exterior wall surface is the original industrial steel sash.
Roofing Conventional built-up roof punctuated by large skylights, rows of clerestories, and partially covered with solar collectors.

Because this project is adaptive reuse of an existing structure, the primary sustainability decision with regard to the building envelope was to keep the original exterior walls and roof intact. (For how the major HVAC implications of this decision are handled, see the HVAC discussion.)

Preserving the existing 30' high industrial sash windows also preserved dramatic views of downtown San Francisco and the Potrero Hill area.
